I just bought (for rental investment) a freehold of a semi-detached house in which there are three flats. I own the ground floor flat and the other two flats are on a leashold. I would like to know what is a reasonable service charge per leasehold flat. Is there a protocol for billing/notifying the leasholder? Is it best to deal with the leasholder by phone or by letter? Also, is it customary to establish a 'sink fund'. Work needs to be done on the house--how much notice must I give the leaseholder? Any information welcome. Thank you
