Adding Clauses to make 'The Perfect Tenancy Agreement'

I have read the RLA document entitled 'The Perfect Tenancy Agreement' and the AST agreement. I would like to know how to add these extra clauses to turn the standard RLA AST into a perfect one.

Have I misunderstood the advice or do all these clauses already fully implemented into RLA AST? If not please can you indicate how one adds a clause into the RLA AST?

The clauses I intend to add are:

1. Tenant compliance with relevant aspects of Lease Agreement.
2. items 1 to 5 in the RLA 'The Perfect Tenancy Agreement' document.
