2 questions please

A Farm Manager is given a house to live in with his family - Farm owners want it all kept correctly and on a 1 year AST

1 How much is the minimum he can pay in rent so the AST is legal - whatever they pay him they will give to him as housing allowance in his pay - they dont want him to pay anything

2 To protect the owners if he either decides to leave or is asked to leave his job then the owners will require the house back - what legal wording should i use please
