I already have 2 HMO 4 bed houses in town. They have been in use forthe last 2 years.

I am looking at purchasing more properties in the same area for use as HMOs.
Do I need planning permission for this or is it only dependant upon the number of beds?

I am unsure of thie legalities on this as some reports say more than 3 beds per property and others say more than 3 persons within the property. Others say 3 or more which can be taken to mean 4 plus or 3 plus inc.??
HELP please.
