Several points: this work could cost £10,000. You would have to monitor all work so it is to a required standard so you could re-let when this tenant eventually moves out. The rooms would have to be of a serviceable size - and where will she live whilst works in progress?
Sounds like a no-brainer to me - if she has that sort of money available then maybe she should be looking for a more suitable property.
Don't let her do this work.
