Your Unlimited Deed of Guarantee letter seems to indicate that the obligations of the Guarantor stand for as long as the Tenant is a tenant of the property, but can you clarify the following points please?

1. If the AST rolls over into a periodic tenancy (no paperwork)are the Guarantor's obligations automatically carried forward?

2. If we choose to continue the tenancy for a further 6 month period by issuing a written Continuation, must the Guarantor sign this also, or does the Guarantee remain in place anyway and the Guarantor's obligations automatically carry forward?

3. Can we now use your Unlimited Deed of Guarantee Letter for an existing Guarantor (currently a signatory of the original AST and all following Continuations, but without the benefit of any written record of the obligations). We would like to standardise all our tenancies, and put all our existing Guarantors on the same footing as new Guarantors.
