Waiving first month rent

Hi
I have agreed with a prospective tenant that if she carries out certain improvements, i.e. new toilet, kitchen cupboards, cornices in lounge etc that I will waive the first month rent. Should I prepare a letter listing the items that we have agreed and both of us sign this agreement as an appendix to the tenancy agreement so that it is very clear why I have waived the first month rent and also specify that the improvements carried out cannot be removed when she vacates the property.

Please advise.
