My tenants have signed an assured shorthold tenancy agreement commencing the 5th January 2013 to 4 July 2013 and states - 'One months notice to quit this agreement must be given no earlier than the 5th month of this contract.

My tenants now want to give me one months notice to move out giving me rent up to 4 April 2013 and said I can keep their deposit.

Can they move out after only being in the house for 3 months under this agreement?

Can I keep their deposit?
