Our ex tenant often cancels agreed inspection visits at very short notice. We live 9 miles from the property and found this frustrating.

She vacated 2 weeks ago and took almost all the furniture, but left many bags of clothes and some furniture etc. She has texted & wishes to collect her belongings. Based on our experience of her we are unsure whether she will arrive at an agreed time.

One question: How many opportunities we must give her to collect her bags? If she does not arrive at the agreed time, must we give her other opportunities to collect? We wasted our time and fuel in the past and don't wish to repeat this.

Second question: can we insist that she collects everything in one visit, or do we have to allow her multiple visits to collect her goods?
