What's the next step once we have found a tenant?

It's been a long time since we last let a property and I just wanted to check what the procedures were once we had found a tenant? I'm assuming we get them to complete the RLA Tenancy Application form and then proceed to getting employers reference, previous landlords ref & credit checks?

Do we take a holding deposit until they move in or do we just collect the deposit and rent in advance on the day that they move in?
