A tenant in a property that we manage has had a leak from the ceiling (possibly roof or guttering) in the bedroom and it has caused some damage to some of her clothes. She has contents insurance but it made me wonder who is actually responsible? Is she able to claim against the landlord for the damage caused to her belongings?

She has been in the property for several months and there has been no evidence of a leak before so the problem is a new one. She hasn't said she plans to claim but I just thought I'd ask in advance!
