Difference between Wear & Tear - Repair & Maintenance

Hallo, I claim 10% against rental income against wear and tear. I would like to know whether what other types of expense that I may be able to claim that are off-settable. e.g. repair of oven thermostat, replace light bulbs, replacement vacuum cleaner. Regards, SAC
