My tenant has left after a six month fixed term tenancy dated 10/02/12. We just found out that the tenant started another tenancy on 30/06/12 and we are still waiting for full payment of the last months rent payment of £495 (only part payment has been received to date.)

The keys have to date not been returned to us even though the tenant moved out some time ago. We have asked the tenant on numerous occasions to return these to us, informing her that rent is payable up until keys are returned.

Could you confirm that we would be within our rights to charge the next months rent which would be due on 10/08/12 if we do not receive the keys by 09/08/12?
