She has to look after the landlords property - ie the room - and behave in a tenant like manner - ie not pose risks to others.
Both are requirements of the Housing act 1988 and various pieces of case law. And no I am not able to quote the specific case law. People have to take my word or then pay a solicitor to research this for them
