You can always delete clauses on the rla agreement and both landlord and tenant sign them/.
To add clauses use the ADDENDUM document in DOCUMENTS & GUIDES. Both of you sign it
People can only gain rights if they pay you rent direct so as long as you do not receive rent from these people they have no rights and the bailiffs will evict them once you have a court order against the named tenants
