i have a good tenant who has been renting from me for 2 years, he keeps the property immaculate and is never late with the rent.

he has contacted me recently to see if he can add his partner onto the tenancy i said it would be fine subject to credit checks but he has since informed me his partner has bad credit.

i do not want to lose my tenant by refusing to add his partner to the tenancy but how can i protect myself if anything happens and my existing tenant leaves and his partner is left in my property, can i add a clause whereas if existing tenant leaves partner also has to leave ?
