My letting agent has recently informed me that I should carry out a risk assessment for Legionella on my properties. They say that I can do this or they can arrange it for me at the cost of £140 for a 1 bed property + £10 for each subsequent bedroom. It's not clear what I would get for my cash (I have asked them to find out)

It seems to me that contracting Legionella from an ordinary house is quite a low risk but nonetheless conducting a risk assessment is quite simple and the likely control actions are also quite simple except cleaning / replacing a shower head periodically and I can get the guy who does my gas safety certs to ensure the boiler output is set at 60 degrees and ensure any water storage tanks are clean, insulated and ventilated to prevent mould build up. My main issue with the third party approach is the cost.

Is anyone else risk assessing their properties for Legionella or having a third party do it? If you are having a third party do your assessments what do you pay and what do you get for your money (except perhaps, some peace of mind)?

Thanks
