Hi,

I have a property with two tenants, for the purposes of this email, I'll call them Steven and Sharon.

Steven and Sharon have had an argument, and Sharon has stormed off leaving her keys in the property.

The first I heard was that Sharon phoned me and asked me to let her in because she didn't have her keys. I then phoned Steven who said that he didn't want to let her in. I told him that he had to let her in as she is named on the tenancy agreement.

Both of them want to remain in the property, but that will be a problem because Sharon is not working and Steven pays all the rent for her.

They are on an RLA tenancy agreement with a 1 month periodic tenancy.

Presumably Steven wants a new tenancy agreement with just him on it. But can he end the current tenancy with just his signature? If he has to get Sharon's signature then I suspect he won't succeed and the exiting tenancy will remain with both of them on it.

Any advice gratefully received.
