I let a 2 bedroomed house in 2006 (via a letting agency) using a Contractual Tenancy Agreement. The tenant being a Ltd Company for occupation by a single named employee. On recent inspection of the property five beds were found to be situated in the two bedrooms. I contacted the agent noting my concern. I was informed that the named tenant was no longer at the property but another named employee was resident together with two other employees on a regular basis, three in total. Also family members visit three to four times a year. My concern is that the property may fall under unlicensed HMO regulations. Can anyone give me assistance with this situation.
