Tenants sister may be squatting

I had a section 21 expire on May 31st. The council (surprise surprise) told tenant not to leave until I get a court order and bailiff. I am putting forms in to court tomorrow.

I also own the house 2 doors away and the tenants there have been friends of mine for many years before becoming tenants. On a visit to them today they advise me that my tenant in the other house left weeks ago and her sister, boyfriend, and children are living there.

So my question is if I get to the stage of a bailiff turning up, can the sister claim squatters rights as she is not party to the AST. So do I need to go for action against squatters separately?
