I know somebody who is renting out a house to multiple occupants. The property is a three bedroom semi-detached house, and she lets individual bedrooms, including the front room which I think is being used as a bedroom.

As far as I am aware, she does not have contracts with individuals - she is happy that they are paying rent and not trashing the place.

What are the legal requirements on the property. For starters I can think of these:

- Gas safety inspection.
- Fire alarms and inspection.
- Individual contracts with each tenant.
- Buildings insurance.
- Protected deposits.

Anything else?
