Hi

I have a tenant who’s just moved into one of my properties with a dog (which I was aware of and happy to accept). Unfortunately my tenant reported to me that one of the neighbours (an elderly couple) has already complained to her about the dog barking apparently at 7:30 am one morning. She also mentioned that the neighbours would be complaining to me directly although at the time of writing I have heard nothing from them.

I would like to be prepared for if and when the neighbours do call so :

1) As a landlord, do I have any obligations in dealing with this or taking direct action ?
2) If not what action should the neighbour/tenant take in ameliorating the situation ?
3) Any other tips/advice on how to handle this matter ?
