Can I mortgage a repo property with no boiler?

Is a repossession property mortgageable without a boiler in situ?

All the plumbing and radiators are in place, just the unit itself is missing.

The property is good value for money, and would produce great yield, in a good location etc. I have the funds to do some renovation (enough for new boiler and redec) but not enough for a cash purchase.

Any advice?
