Dear Madam,

The Judges comments that.

The landlord has attempted service of the section 21 notice by e-mail. The tenancy agreement does not provide for service of the notice by electronic means. It appears that service has not been effected pursuant to the contract terms and the court is minded to strike out the claim. Further submissions may be made within 14 days.

Yours faithfully,
