hi i have issued court proceedings under section 8 and seek eviction due to non payment of rent

when attending court what should i do and take with me to ensure i present my case in the best way to ensure eviction?

If the arrears are paid can i evict using the S21 notice as tenant has also breached the terms of the tenancy agreement

Since serving the eviction notice it has cone to my attention my tenant has been causing a noise and other residents have complained to the freeholder who tells me i may taken to court because of this as i am now in breach of the lease terms , any thoughts on this should i wait to see what happens in court
