I have recently been informed by a tenant that her husband has left her and her child. They both signed the RLA AST in 2004, which has carried on from month to month as a monthly contractual tenancy, although under previous ASTs they have lived at the Property since 2003.

The wife has said that she needs to apply for benefit, which may delay her next rent.

Under the circumstances, what options do I have? Would the estranged husband still be liable for the rent even if he has left the Property.
