I let the flat as Assured Shorthold, and the contract expires soon. The flat was let to 2 couples who did not get on, and all 4 individuals signed. One couple has moved out. When the contract finishes, the other couple may refuse to leave. Will I be allowed to let the other room to a new tenant (whilst the existing ones overstay?). Also, can I demand a higher rent once the exisitng contract expires and the existing tenants overstays, or does it have to roll over on existing terms and conditions?
