I have two tenants due to move in in May. They want two separate agreements in their individual names with the rent split evenly between the two of them. What are the implications of doing this? Should I be putting any additional clauses in to protect myself.

Also, the annual rent is in excess of £25,000, if I do go ahead with separate agreements should this be an AST or tenancy agreement?
