one AST, two students, two agendas

Hi. I wonder if you can help me please, I have a flat with two students on an AST (the one from this site) and have always said there is one contract for them both, even though they pay me the rent half each individually. The AST started 21 October 2009. One student has handed in her notice and wants to leave 30 May (pay little extra for the 9 days over the lease end), the other student does not want to leave and is unable to find a replacement for the student leaving, but says she may be able to in October when there's a new intake of students.

I cannot afford to receive only half the rent for 4 months. Do I need to serve notice on the 2nd student to get her to leave (I would have to give her 2 months notice from 21st May I think), or is the fact that one student has handed in her notice enough for me to end the contract and be legally entitled to have them both leave on/before 30 May?
