I have an existing AST with four tenants (3 bed house, shared bathroom, kitchen, garden), two want to move out, the others have found replacements. However, the two new tenants want separate AST’s, I have seen your Room Only AST, is that suitable?

Can we still have a lead tenant using 4 separate Room Only AST’s?

Also at present they pay the Council Tax direct is it better for me to take this with the rent to ensure it’s paid?

And finally, the interest rate in the Room Only AST’s is 3% above the base rate used by the Royal Bank of Scotland, is that per day or on an annual basis?
