Hello, I have new tenants due to move in to my property. We have agreed three things with them, that both parties would like added into the tenancy agreement:

Tenants can get rid of the beds in the flat, use their own beds for duration of tenancy and then replace our beds to the same value at the end of the tenancy

Tenants can get rid of the cooker in the flat, replace it with a new electric cooker of their choosing and leave this new cooker in the flat at the end of the tenancy

Tenants can hire a professional electrician to shorten the light fixtures in the living room, hall and bedrooms, at their own cost. New fixtures must be in keeping with look and feel of the flat.

Please can you tell me the best way of incorporating these clauses?
