Our tenant left our property after a possession order was issued. She left behind a bed and two mattresses along with clothing and other items including rubbish which was left in the garage which was not locked. ( Nothing of value.) A few weeks later we think she returned and took some plant pots at the front of the property and tried to break into the garage, which we have had to secure as we know we are responsible for left belongings. We informed the police of this matter.

We contacted her after this incident to ask her to remove the property but she has not made any arrangements with us. She did not give us a forwarding address, although we do have one for her guarantor.She owes over £1000 in rent too...and moved out without telling us or leaving the keys.

Any advice would be appreciated as we know we have to be very careful and they don't.
