Voluntarily Ending a Contract Early

Hello

I am a landlord where the tenants happen to be students. Their contract is due to end 30th June 2014.

I would like to end the contract one month early - 31st May - and I am hoping all 4 will be agreeable. I propose to offer them a "thank you" financial reward.

Assuming that they are agreeable and I have yet to discuss it with them, is their a form or some legal wording that I can put in writing that we all sign, so its formalised & neither party can change their mind?

I just need to cover myself as I have a buyer for the house but the buyer must take occupation by 6th June. In order to exchange, I need to be 100% certain that the tenants cannot change their mind to moving out by 31st May.
