I served the above notice which expired 6th April 13. The tenancy then automatically went to a periodic. At this point there were no issues with the tenant so I did not act upon the notice (I serve them to all tenants). I wish to act on this notice now due to big problems developing with the tenant. I believe the Section 21 is still valid on the periodic tenancy. Realistically though how long would this notice be reliable? Advice would be appreciated.
