There are two flats, one is groundfloor flat and the other one is first floor flat. I own the first floor flat and I own the freehold.
The ground floor flat is paying me £50.00 pepperground rent every year. I did insure my flat only. The only maintenance I did was replaced the gutter. We did renew the shed and split the cost between us.

My question is can I increase the ground rent?
