hello everyone, does anyone have the answers to these.

1. a tenant left with debts of around £1100 pounds we have a judgement against him and a forwrding a/d he has a business, i don,t want to send the bailiffs as i will get a slow return, is it possible to bankrupt him and how do i go about it

2 i have a 2 bedroom house which could convert into 3 bedrooms if i rent them all separatley will i need HMO, or if would it be better if i kept 1 room for myself and rented the other 2, would i need to make major modifications to the property.
