Do I have to get an EPA assesment?

Hi
My existing tenants are moving out. An EPA was not required when they moved in some years ago. I have not advertised the property or marketed the property to let, in fact I was planning to sell, however friends of the previous tenants have persuaded me to let the property to them as they are unhappy in their existing accomodation.
As I read the legislation the requirements for an EPA is only if the property is advertised or marketed.
Your opinion would be much appreciated
