S21 - New Landlords ISSUE A S21 the day the tenant moves in

I'm reading this time and time again, people not issuing a S21.

No matter what , if you rent a property out on an AST issue a S21 on that day, after the AST is signed (put a time on the S21).

I have my S21 dated and timed to be after the AST. I get the tenant to sign and I give them a copy.

When starting out tenants will sign anything to get a place. You never know when you might need that S21.

I'm just getting so desperate sat here reading again and again where people have to start the process of eviction by issuing a S21. This should be done and dusted and they last forever, well until something changes on the AST.
