AST necessary??

Please don't shoot the messenger!! I have a friend of a friend who has a large portfolio.
He has never used an AST but "allows" tenancies on the understanding that if they "upset" him then they are out on their ear.

Apparently this how he has operated very successfully for many years and just sends in "the boys" to evict and has never suffered consequences as his tenants are usually at the lower end of the social ladder.

Apparently they kick and scream making all kinds of threats but then just move on.

I have to admit, with all the biased red tape against landlords (and I seem to be experiencing a lot of it) I have wondered just who is the more successful landlord.....opinions?
