Hi

We have a tenant on a 6 mth AST who has paid the 6 mths in advance. The wording in the agreement is :

TERM : For the term of 6 Months
RENT : xxx per month
PAYMENT: in advance by one payment of xxxx

My questions are :

1) is this agreement capable of continuing as a monthly statutory periodic tenancy, or do we have to sign another agreement / extension ?

2) if it does run on as a monthly tenancy, can we ask for payment in advance for 6 months again ? We would then refund any overpaid rent if they stayed less than 6 months.

3) The tenant may wish to extend for a period shorter than 6 months. How would we best do that ? Could we do a simple extension to the current agreement and maintain our rights etc ?
