My long standing tenants have informed me they will be leaving the property on 31/10/14. They have a history of erratic rental payments, albeit it does get paid eventually.

I have gone though the accounts since inception of tenancy in 2009, and have realised they owe me 1 month's rent from December 2011, and part payments from Jan 2014 and August 2014. We have discussed the 2014 payments, but frustratingly I have only just discovered the Dec 2011 omission, this is an oversight on my part.

Should I just prepare a statement of account with the all the amounts outstanding? Do I have any legal grounds to request the December 2011 payment now, as it was such a long time ago?
