STUDENTS RENTING WITHOUT AST

Some students are about to rent from a landlord who is not keen to give them an AST.The landlord will only take cash. He will take 3 months rent at a time in advance. I have advised the students against this, but because they think the rent is relatively cheap, they want to go ahead with it. He is not taking a deposit either.

1. Can the landlord evict them whenever he pleases, and how easy will it be to evict them?
2. Will the students have any rights at all as tenants?
3. I have advised them to demand receipts for the payment, but I don't think they are at all bothered.

Can any one see any potential problems arising?
