If our AST has no break clause can we ask the tenants to leave with notice?

We have a flat which we want to part exchange with a new build house. There are tenants there until Jun 30th 2011. The part exchange want us to complete by the end of March. Can we ask the tenants to leave before the end of their agreement? There is no break clause in the agreement. They pay two months rent in advance. - We have already asked them on 28th January 2011 to consider a termination of contract that we will both mutually sign.

Also, their rent is always late!
