The central heating boiler in my rental etc requires servicing and re certification - already overdue. The tenant is intermittently living at the property as according to a message he has some family issues when I questioned. I have sent text message and letter notifying of the visit of gas engineer and the fact that I will be accompanying etc - absolutely no response or acknowledgement. Am I within my rights to access the property as notified assuming there is no reply when I knock the door ?
