I have a student let and am signing new tenants for Sept 2016. One of the guarantors is questioning the unlimited liability for damages within the RLA's Deed of Guarantee (Limited), namely, Clause 2.

Am I correct in my understanding that whilst this Deed limits his liability for rent to his daughter only, he could potentially be responsible for all damages to the property, irrespective of who caused them?

If this is correct, he has asked whether he can write on the Deed an additional clause limiting his damages to his daughter's part.

I am not sure if this is 1, legally binding and 2, how would this work in practice if there were significant damages and no-one takes responsibility or his daughter denies any responsibility.

Any guidance would be much appreciated.
