Currently have a student who has a signed tenancy until June 2020 who has moved out. There's obviously been some falling out between the tenants, with allegations of stealing expensive tee shirt, a baseball bat and food. The tenant has moved out, taking all their possessions, and has written not exactly denying the allegations but giving an explanation, in confidence, of what happened alongside blaming the other tenants for bad behaviour.

The student intends to carry on with their course, and continue obtaining student loans. Am currently unable to find a replacement for the tenant (obviously all the tenants have similar leases) and would ordinarily be expecting the next terms payment now.

There's also some disputed claims on the deposit, marks on the wall that need replacing, stained mattress and damage to the communal areas. However this won't crystallise until the tenancy ends.

Advice welcome on securing the remaining rent outstanding for the tenancy.
