What do people do when the fixed term of a guaranteed tenancy expires?
What I have done is draft a letter to the guarantor saying please sign and return this if you wish to continue to guarantee x tenant in y property at such a rent regardless of whether the tenancy is now periodic or a new fixed term.
My aim is to treat guarantors fairly and to make sure that I am ready for court action if the tenant leaves a debt.
