Renting to students

Hi
Need some advice here with regards to renting out to overseas students following flat viewing appointment.

The student tenants are from China looking for 45 weeks (10months+) contract starting mid-Sept. Was told the rent money will be paid directly by their parents from China.

I doubt the tenant referencing will pass as they don't have credit history in UK and I am not sure the usual landlord insurance will cover these types of tenants either. The tenants offered to pay 3 months rent in advanced.

If their overseas parent becomes a guarantor, how is this enforceable in UK though if there is damage or rent arrears later?

Can anyone share some advice how to handle this type of students renting, do I ask for more deposit (currently 6 weeks) and what are the pitfalls that I should watch out for?
