Morning all

Pretty sure I already know the answer to this.

Student house - 3 students. Rented as a whole not by room, though the students have organized between themselves different rental amounts as one room is entire top floor with large en-suite and the other 2 rooms ar of equal size and share bathroom.

One student was late with rent in November by 2 weeks.

Finally got their portion by the middle of the month after having to go to the other 2 students and all guarantors for that month

The same student who was 2 weeks late in November, has failed to pay December’s rent and is now also in arrears for January.

The other two students pay rent.

Chasing letters, texts etc to the student and their guarantors in arrears to date have been ignored.

Have also chased the students who have paid as all three signed the one lease for the whole house.

Is their anything we can do?

I have assumed as property rented as a whole on AST and the other two have paid their rent on time, there is little to nothing I can do but to exert pressure on those who have paid and they make the other students life ‘hell’ to get them to pay up on time.

Property is managed and agents have been very proactive and their latest suggestions to the student was they pay for the term upfront, as they would have in uni halls.

I have suggested, if they have the ability, they charge their debit/credit card as many special purpose built student accommodation places now do.

I will admit I am looking forward to writing a very factual reference for this student I the near future....

Any advice/ideas?
