Can anyone advise please. We bought a property with a sitting tenant ( protected tenant who has lived there since 1979 ) during the pandemic June 2020. our tenenat has still not allowed us into the property and we have never seen our investment. We know it is very old and run down, elecs gas need checking as nothing has been done since the 70's. We would like to bring the EPC up and make it a better place for him to live but he will not budge and deliberatly ignores all email, tel calls and letters we drop into him.

We do not want to intrude or bother his life but surely we should be able to see the property we have bought?

He has made it quite clear he wants no upgrading doing. The problem is we want to protect our investment too and unless he co operates we have no chance. we have also insured the property blind, with no idea what is inside.

Does anyone know what we can do about this, or who we shold be speaking to? Any advise greatly recieved.
